Moda Group Annual Report 2022-23

Moda Group’s 2022/23 Annual Report shows a year of growth, investment in the business and market leading partnerships as the business continued to blaze a trail in the UK rental market.

Our highlights for the year include:

Moda Student

In March 2023, we launched Moda Student, a brand new purpose-built student accommodation platform targeting delivery of 10,000 new student homes in the next ten years and driving a new level of service and experience in the student living sector.

Biggest regional BTR deal

We signed the biggest regional build-to-rent deal ever seen in the UK with the funding for Great Charles Street, our 722-home neighbourhood in Birmingham. We also broke ground on the project, with the first phase due for completion at the end of 2025.

Next Generation Futures

We continued to drive our ESG Programme, Next Generation Futures, forwards in our mission to help us stay at the forefront of sustainability and responsibility in our field. From launching our own inhouse training academy for staff progression to remaining 100% BREAAM excellent across our neighbourhoods, ESG was kept at the forefront of all Group activity in 2022/23

Moda Masterplans

We revealed the details of our evolving Masterplans strategy, already underway at Moda, Hove Central, with a second master planned neighbourhood at New Garden Square in Birmingham. The 2,000-home city district with £6bn of new public realm will feed into Moda’s Masterplans platform, which will regenerate brownfield sites across the UK into new neighbourhoods with a focus on community, wellbeing and sustainability.

Commenting on the year, Moda Group MD Tony Brooks said:

“We are very pleased with a strong set of results for 2022/23, with a solid performance in both profit and turnover made possible by the hard work of the Moda team and our partners across the UK and demonstrating the continued need for quality rental homes in the struggling housing market.

“Moda Group has made use of the quieter period in the market, making significant investment into the business, growing the pipeline and readying it for compliant and efficient delivery of institutional grade product at a variety of price points. Now, as the market is beginning to show signs of recovery, we are positioned to move effectively and at scale to deliver much needed, high quality new homes in a range of tenures across PBSA, co-living, BTR and SFH.

“This financial year also saw significant progress towards our ESG targets, carefully crafting a highly certified product range and supply chain which considers embedded carbon, SFDR, Fitwel, BREAAM, GresB and the UN sustainable development goals under the umbrella of our group-wide strategy, Next Generation Futures. We’re proud to have invested more than £11.3m back into the communities we have delivered neighbourhoods in and continue to work closely with local stakeholders to deliver projects that drive long term social benefits, in additional to reliable returns for our investment partners and exceptional living spaces and experiences for our residents."
