CBRE IM and Moda launch new UK single family housing platform

Moda Living has announced a major new partnership with CBRE Investment Management (“CBRE IM”), one of the world’s leading real assets investment managers, launching a new single family housing platform focused on the delivery and operation of professionally managed rental homes across the UK.

CBRE UK Single Family Housing Partners has been established with an initial £400 million of available capital and a clear ambition to grow to £2 billion in value over time. The strategy will focus on delivering high-quality, attainable rental homes at scale, responding to growing resident demand and the chronic undersupply of quality housing across the UK.

Central to the strategy is an exclusive partnership with Moda, which will co-invest alongside CBRE IM. The partnership combines CBRE IM’s established residential investment expertise with Moda’s vertically integrated development and operational platform, alongside access to a substantial residential land pipeline through Moda’s parent company, Caddick Group.

The strategy will target opportunities across both standing assets and development, supported by a multi-channel sourcing model that includes proprietary land opportunities and selective acquisitions from third-party housebuilders.

The launch marks a significant evolution of Moda’s residential platform and builds on the business’s established track record delivering and operating rental communities across the UK. The partnership will leverage Moda’s operational expertise across both build-to-rent and single family housing, creating a scalable platform designed to support long-term residential investment and professionally managed living.

The opportunity within the UK residential market continues to strengthen, driven by sustained housing undersupply, changing resident expectations and the continued professionalisation of the rental sector. Legislative changes, including the Renters’ Rights Act, are accelerating the shift towards institutionally operated housing providers focused on quality, consistency and long-term stewardship.
