Detailed plans submitted for new homes and park at New Garden Square

We've submitted a planning application for a new neighbourhood as part of our New Garden Square masterplan in Birmingham, which when complete will provide much-needed new homes for Birmingham and act as a gateway to the city centre.

The plans feature a 37-storey neighbourhood with an innovative ‘stepped bar’ design, which will provide a striking and instantly recognisable local landmark. The plans include 462 high-quality homes for rent with tenancies available for up to three years, featuring a mix of 1, 2 and 3 bedroom homes as well as extensive amenity spaces such as a roof terrace, 24-hour gym, co-working space and resident lounges, along with 230 new cycle parking spaces.

In 2023 we announced the New Garden Square masterplan, which will deliver over 2,000 homes and £6m of public realm. The first phase of the masterplan is currently under construction and will see 392 homes for rent available later this year.

We're committed to creating the happiest and healthiest communities in the UK, and we are the global leader in accreditations from Fitwel, the world’s leading certification system for healthy buildings and communities! Along with the new homes, the 11-acre masterplan will include a new park, along with retail space, a range of cafes, bars and restaurants, as well as community amenities and industry-leading workspace.

The New Garden Square masterplan further demonstrates our commitment to Birmingham, and as long-term custodians of the communities we operate in, we are committed to making a positive impact locally.

During construction of the 487-home Moda, The Mercian, local people were offered free construction training and a guaranteed job interview after completing a course through the Skills Hub, which was funded by the West Midlands Combined Authority. The Hub exceeded the initial targets it had been set and resulted in 300 people being employed on site. Following the success of this scheme, the Skills Hub will also be used on site during construction of the 722-home Moda, Great Charles Street in the city’s Jewellery Quarter. A further 1,000 new homes are also planned at Stone Yard in Digbeth.

James Blakey, Planning and Engagement Director at Moda Group, said: “These plans represent a huge step forward for the next phase of the New Garden Square masterplan, bringing us closer to delivering additional much-needed, high-quality new homes for Edgbaston with substantial public space next to Edgbaston Village metro station.

“Our partnership working with Calthorpe Estates, the local community and our investors and stakeholders plus Birmingham City Council will deliver something that is transformational not just for Edgbaston and Birmingham but also for the wider Midlands region.”

Ralph Minott, Masterplanning and Development Director at Calthorpe Estates, added: “We are delighted to see the planning submission for further regeneration of the New Garden Square land, and the next phase of our partnership with Moda Living. The New Garden Square masterplan reinforces our commitment to Birmingham’s Future City framework, putting residential and business communities at the heart of our vision for Edgbaston by ensuring green and active neighbourhoods for multi-generational living, health and well-being.”
