Moda launches first co-living neighbourhood, The YardHouse, in White City

Moda Living is expanding its portfolio of rental communities with the launch of The YardHouse by Moda, its first co-living neighbourhood, after being appointed to operate the scheme.

Opening in November, The YardHouse is located on Wood Lane in White City and comprises 209 private studio apartments alongside an extensive range of shared amenities, working and social spaces.

Developed by HUB and funding partner Bridges Fund Management, the co-living element of the mixed-use scheme will be operated by Moda. The YardHouse was forward-funded by City Developments Limited (CDL), a Singapore-listed real estate developer which acquired the project in 2024.

The proposition draws on Moda’s established experience operating build-to-rent and single-family rental communities across the UK, bringing its approach to service, technology, wellbeing and community-building to co-living.

The launch comes as the UK co-living sector continues to expand. According to Savills’ UK Co-Living Spotlight 2025, close to 9,000 units were operational across the country at the time of publication, with approximately 5,500 more under construction. Around 9,000 units were submitted for planning during 2024, 87% more than in 2023.

The figures reflect a market shaped by continued pressure on rental supply, particularly in London, alongside demand for professionally managed homes offering convenience, flexibility and access to shared amenities. Institutional interest is also growing as co-living becomes a more established part of the wider operational living market.

Against this backdrop, The YardHouse strengthens Moda’s position within the evolving rental market and demonstrates how its operating platform can be applied across a broad range of rental communities on behalf of third-party investors.

The co-living proposition combines privacy and independence with thoughtfully designed communal spaces and easy opportunities to connect with neighbours, helping residents feel at home from the outset rather than having to navigate a new city alone.

All bills are included, while amenities in the co-living neighbourhood include a 24-hour gym, co-working facilities and quiet, enclosed booths for phone and video calls, as well as shared dining areas, media and games rooms.

Residents will also be able to take in views across the city from two rooftop terraces and a Sky Lounge.

As with Moda’s build-to-rent communities, the amenity offering at The YardHouse will be complemented by a bespoke range of activities, from informal get-togethers and workshops to wellness events and classes.

A dedicated resident app allows users to book events and communal spaces, receive delivery notifications and access updates and reminders.

The YardHouse sits opposite Imperial College London’s 23-acre White City campus and is within walking distance of Westfield London, the major shopping, dining and entertainment destination.

Designed by AHMM, The YardHouse development is part of a unique partnership between HUB, Bridges and Women’s Pioneer Housing, which has also delivered a seven-storey block of 60 affordable homes for women and a new headquarters for the housing association in the scheme’s commercial space.

The YardHouse will be Moda's’s second London rental neighbourhood, following the opening of Embassy Boulevard in Nine Elms in July 2025. It will build on the business's established track record as a leading rental operator, while extending its presence in the capital into co-living.
