Moda, Loudon’s Yard wins CoStar Impact Award

Moda’s second BTR neighbourhood in Birmingham, Moda, Loudon’s Yard includes 398 best-in-class homes for rent in Edgbaston, as well as 14,000 sq ft of amenities including a gym, resident lounge, co-working spaces, screening room and more, plus extensive outdoor gardens and landscaping.

It is the first phase of Moda and Calthorpe Estate’s New Garden Square masterplan – an 11-acre mixed use community anchored by new 1,600 homes, office and retail space, plus £6m of new public realm.

The judges of the CoStar Impact Awards praised the attention to community engagement during the development process, as well as the focus on residents’ experiences and wellbeing through services and the neighbourhood’s spaces.

Rob Groves, joint head of development at MEPC, said: “It is clear that a lot of work has been put into the quality of the development as well as extensive engagement with the local community. A lot of work has gone in to supporting health and wellbeing and this is reflected in excellent feedback from the tenants.

A lot of thought was also put into environmental performance with real live data available to the tenants. There were strong results on supporting local employment.

Dawn Cooper, partner – operational at Bromwich Hardy, added: "Providing rentals for the community with fabulous facilities to help build a community with outdoor green space. During the construction phase it helped apprentices with employment and work experience opportunities.

The icing on the cake is the benefits of monitoring the carbon footprint the scheme produces now the residents are in situ and they have the technology to help them reduce the costs. it also enables businesses to live alongside the community."

On winning the award, Moda Living Executive Chairman Tony Brooks said: “We are incredibly proud that Moda, Loudon’s Yard has been recognised with a CoStar Impact Award.

This neighbourhood reflects our commitment to creating outstanding rental living experiences while investing in Birmingham and its communities for the long term. We’re grateful to Calthorpe Estates and our delivery partners for sharing our vision and working with us to bring Moda, Loudon’s Yard – just the first chapter in our wider New Garden Square masterplan – to life.”
