Reservations now live at Makers Place as landmark Birmingham neighbourhood reaches key milestone

Reservations are now live at Makers Place, Moda’s landmark new build-to-rent neighbourhood in Birmingham’s Jewellery Quarter.

The development has transformed a long-vacant gateway site, left undeveloped for over 70 years, into a new cultural and residential destination, contributing to the continued evolution of one of Birmingham’s most distinctive and sought-after districts.

Delivered in joint venture between Moda Living and Apache Capital, Makers Place brings forward a new generation of rental living, combining high-quality homes with a carefully considered range of amenities and services designed to support modern city living.

A new addition to Birmingham’s skyline

Comprising three buildings ranging from five to 39 storeys, Makers Place forms a distinctive addition to Birmingham’s skyline, sitting alongside The Mercian as part of Moda and Apache’s growing presence in the city.

Designed by Ryder Architecture and delivered by Sisk, the scheme has been shaped by its unique position between the historic Jewellery Quarter and the contemporary Colmore Business District. The design responds directly to this context, blending materials and scale to create a neighbourhood that is both rooted in its surroundings and forward-looking in its delivery.

Creating social and economic value through delivery

Alongside the delivery of new homes, the project has generated significant social and economic impact. More than 600 jobs were created across Sisk and the wider supply chain, with a strong focus on local employment.

The scheme has supported individuals from a range of backgrounds into work, including those previously long-term unemployed, care leavers, prison leavers, ex-military personnel and people with disabilities. It has also provided opportunities for apprentices, graduates and young people entering the workforce, reinforcing Moda’s commitment to long-term value creation beyond the buildings themselves.

A new approach to connecting neighbourhoods with place

As the build-to-rent sector continues to evolve, Makers Place introduces a new approach to how neighbourhoods connect with their local context.

To support this, Moda has partnered with five local Makers – creative individuals and independent business owners rooted in the Jewellery Quarter – to help shape the identity of the neighbourhood from day one. Through curated experiences, events and original works spanning storytelling, music, food, drink and creative sessions, the Makers programme is designed to bring the character of the area into the resident experience.

Elevated living in a connected city centre location

Residents at Makers Place will benefit from an extensive range of amenities, including a sky lounge and bar with views across the city, co-working spaces, private dining rooms, rooftop terraces and landscaped courtyards, alongside a 24-hour gym, fitness studio and cinema room.

Located within walking distance of Snow Hill and Birmingham New Street stations, the neighbourhood offers strong connectivity across Birmingham and the wider region.

Richard Smith, Managing Director of Operations at Moda Living, said:

Makers Place is an exciting and important addition to our Birmingham portfolio, and we’re pleased to now have reservations live ahead of welcoming our first residents this summer.

As the build-to-rent market continues to evolve, differentiation is key. At Makers Place, we’ve focused on creating a neighbourhood that reflects the character of the Jewellery Quarter, while delivering the quality, consistency and service that define Moda. The inclusion of our local Makers plays a central role in bringing that to life, helping residents feel connected to the area from day one.

Richard Lawrence, Executive Director for Place, Prosperity and Sustainability at Birmingham City Council, added:

Makers Place is a landmark development for Birmingham, and it’s exciting to see it reach this important milestone. The scheme has transformed a site that stood vacant for decades into a vibrant new part of the city centre and shows what can be achieved when partners work together to create places that genuinely add to the life of the city.
