Moda Group Annual Report 2024

Five new neighbourhoods, £1.5bn of homes under construction, and a continued drive to deliver and operate socially and environmentally responsible communities underpinned a strong year of growth for Moda in its 2023–24 financial year.
In its latest Annual Report, covering September 2023 to August 2024, Moda outlines progress across its development and operational divisions across Build-to-Rent (BTR), Single-Family Housing (SFH), and Purpose-Built Student Accommodation (PBSA).
Development
With £1.5bn of developments on site during the year, work continued on several key projects, including Moda’s debut London neighbourhood in Nine Elms and Great Charles Street, a 722-home community on a major city centre site in Birmingham. During the year, the business also secured planning permission for the second phase of the masterplan—a 34-storey BTR tower.
New Openings
Moda opened three new BTR developments during the year: Moda, Holland Park in Glasgow, Moda, Hove Central in Brighton & Hove, and Moda, Loudon’s Yard, the first phase of the New Garden Square masterplan in Birmingham.
Casa by Moda
Moda’s Single-Family Housing platform, Casa by Moda, opened its debut neighbourhood in November 2023 at Casa, Vista Park in Glasgow—the city’s first development of its kind. A second neighbourhood, Casa, Abbey Court, opened in Leeds during Q3, and a third neighbourhood, Casa at Westmoor Grange, was announced. Together, the three neighbourhoods added nearly 500 homes to Moda’s growing portfolio.
Commenting on the financial year, Moda Executive Chairman Tony Brooks said: “The 2023/24 financial year was a strong one for Moda and its portfolio, with a strong set of results made possible by the hard work of the Moda team across the UK, combined with the strength of the product and the country’s continued need for high-quality, professionally managed rental homes.
“We continued to make significant strides towards the business’s ESG targets during the year, set out in our Next Generation Futures strategy. As a business, we remain committed to behaving responsibly as a developer, operator, and employer—and to transparency around our environmental performance as we work alongside the wider industry to drive sustainability in the built environment.
