The McEwan wins BTR Development of the Year for second time at Scottish Property Awards

The second and final phase of Edinburgh BTR neighbourhood The McEwan has been named Build to Rent Development of the Year at the 2026 Scottish Property Awards.
The award follows the first phase of The McEwan receiving the same title in 2023. Completed in 2025, the final phase marked the conclusion of the 476-home neighbourhood in Edinburgh’s Fountainbridge district, bringing together new homes, resident amenities and public spaces to fully realise the vision for the community.

Delivered in partnership with Robertson Group and funded by Apache Capital with its investors Harrison Street and NFU Mutual, completion of the final homes demonstrates the value of long-term collaboration and commitment.
Securing funding and delivering the project during a period of uncertainty in Scotland’s rental market presented clear challenges. However, Moda Living maintained its belief in the country’s long-term potential and in the strength of demand for high-quality, professionally managed rental homes. The thriving community now established across both phases of The McEwan reflects that confidence and the enduring appeal of homes designed around service, wellbeing and community.
Delivery of the second phase generated £32.8m of social, local and economic value. This included almost £17m spent with small and medium-sized enterprises, £18m with local supply chain partners, and hundreds of weeks of apprenticeship training, highlighting the wider positive impact of high-quality residential development.
Leanne Newell, General Manager at The McEwan, said:
"Seeing the second phase of The McEwan recognised as BTR Development of the Year is a proud moment for everyone involved in the development and operation of the project. Its completion last year brought our already thriving community fully to life, with new homes, amenities and public spaces.
We are grateful to our colleagues, partners and investors who helped deliver this phase, and most importantly to our residents, whose energy and engagement make this community what it is every day."
