Annual report 2024-25

A debut London neighbourhood, breaking ground on its first student neighbourhood and strong progress across its development pipeline and ESG commitments underpinned another important year for Moda in its 2024/25 financial year.

In its latest Annual Report, covering September 2024 to August 2025, Moda outlines the progress made across its development, investment and operational platforms during the period, including new completions and openings and more.

Development

With £1.5bn of developments on site during the year, work continued across a number of major regeneration projects, including Makers Place in Birmingham’s Jewellery Quarter and Stone Yard in Digbeth. The year also saw construction commence on Moda’s first purpose-built student accommodation development at SOYO in Leeds following the launch of its student housing joint venture.

New Openings

A major milestone during the year was the launch of Embassy Boulevard in Nine Elms, Moda’s first neighbourhood in London and an important step in the business’s continued national growth. Moda also reached practical completion of Phase II of The McEwan in Edinburgh and Hove Central in Brighton & Hove, bringing hundreds of new rental homes to market across key regional locations.

Casa by Moda

Moda’s single-family rental platform, Casa by Moda, continued to grow throughout the year. By the close of the financial year, 486 of the portfolio’s 686 homes had been completed and handed over, with key milestones including the stabilisation of Casa, Vista Park in Glasgow and the practical completion of Casa at Westmoor Grange in Doncaster.

ESG

The year also saw Moda continue to build on its Next Generation Futures ESG strategy, achieving a four-star GRESB rating while retaining Green Star status. Across the business, teams delivered more than 580 hours of volunteering, raised over £18,000 for charity and supported more than 300 apprentices through development activities, alongside continued progress on sustainability, social value and community initiatives.

Commenting on the financial year, Moda Chief Executive Johnny Caddick said: “The 2024/25 financial year was another important year of progress for Moda as we continued to grow our operational platform, expand into new living sectors and deliver high-quality rental homes in high opportunity locations across the UK.

“From launching our first neighbourhood in London to progressing major regeneration projects and expanding into student accommodation, the year was defined by a number of significant milestones across the business.
